Prior to 2000, the Chennai commercial
office market followed the trends of other city micro-markets, with commercial
office spaces predominantly focused around the centre of the city. For Chennai
this was and still is, especially for non IT businesses, the Anna Salai,
Alwarpet, T Nagar, RK Salai belt. Typically, any company looking for office on rent in Chennai would
narrow their search to within this radius. As is wont with CBDs in metro
cities, these areas are well connected via all forms of transport and have
residential pockets as well as means of leisure in the near vicinity, thus
providing a holistic ecosystem for people to work and live.
However, post 2000, this situation
changed. With the promulgation of the SEZ policy, IT service export emerged as
a major avenue for economic development in India and Chennai also followed
suit. In fact by 2018, as per estimates, 15% of India’s IT workforce, resides in
Chennai. Quite naturally, the erstwhile and traditional office buildings
serving non IT companies were simply not designed to handle the army of workers
that IT companies employ. This led to the development of IT specific office
zones.
Due to the requirement of large
spaces for IT companies, commercial development spawned towards the peripheral
areas of the city. The first IT park, incidentally promoted by the State
Government, was the TIDEL Park along the
Old Mahabalipuram Road (OMR) in 2000. Since then the OMR, now christened as
Rajiv Gandhi Salai, has emerged as a major artery of commercial IT space and
residential development. Gradually
private players like DLF also recognized the potential of IT Parks in Chennai
and invested heavily in the city.
DLF, in particular, has invested in
developing DLF Cyber City Chennai with nearly 7.2 million sq.ft. on Mount
Poonamallee Road. It has also activated another land parcel at Taramani that
had been purchased in a government auction in 2006. It expects to develop
another 2.5 million sq.ft. of high quality commercial SEZ space at this
location.
With the rapid development of the
metro rail and the peripheral road infrastructure, future supply of space meant
for office on rent in Chennai
is expected to develop towards the outskirts of the city. Further
